Who We Are
We sit between Southern California’s utilities and the buildings that qualify for the upgrades those utilities fund. LADWP, MWD and the programs they pay for are open to most multifamily owners, and we make sure yours actually claims them.
We are not a plumbing company. Not an energy company. We are the operational layer between utility rebate programs and your building, handling eligibility, paperwork, procurement, scheduling, installation, and rebate processing across water conservation, energy efficiency, and EV charging.
Our flagship program, LADWP-funded toilet replacement rebate program, is how 500,000+ fixtures have been upgraded across Southern California over the past 15+ years. Zero cost to the building owner. The process is entirely handled by our team.
Our Model
Utilities across Southern California pay for building upgrades at zero or near-zero cost to the owner, and that covers new fixtures, new equipment and new infrastructure. The programs exist. The funding is real. But navigating eligibility, paperwork, procurement, scheduling, and compliance across dozens of properties is where most owners stall.

Toilet replacement is our flagship. It’s also how we built the scale, compliance infrastructure, and utility relationships that power everything else we do.
Flagship Program
LADWP covers 100% of fixture and installation costs for multifamily buildings with 5 or more units. We replace old 1.6+ gallon-per-flush toilets with WaterSense-certified, MaP-tested 0.9 GPF models, and handle the entire process from application to installation to old fixture removal.
With LADWP sewer rates approved to double by 2028, every month a building operates with old toilets is a month of overpaying on both water and sewer charges.

How We Work
Every program we run follows the same five-step rhythm. Our team handles every detail, you stay focused on your building.
We verify eligibility, unit count, fixture type, utility account status, in a single conversation plus a brief on-site walkthrough. You learn immediately which programs your building qualifies for.
We submit the rebate application, LADWP, MWD, SCE, or the relevant program, on your behalf and handle all documentation. Approval typically lands within 5 business days.
We coordinate installation dates around your tenants’ schedules. Advance notice is delivered to every unit in English and Spanish. We adapt to your property management team’s workflow.
Licensed crews install up to 50 fixtures per day, roughly 20 minutes per unit. A 100-unit toilet project is typically complete in 1–2 days with minimal tenant disruption.
Old fixtures removed and hauled away. Post-inspection completed. Rebate processed directly through the utility. Savings start showing up on your next billing cycle.
